3 Real Estate Photography Tips: Create Listings That Sell/Rent

Whether you are selling or renting properties in Ibiza, one of the most important things when creating a listing for your website is to have stunning photos of the properties. It’s vital that you make a big first impression, and pictures are the best (and maybe only) opportunity that you will have to do just that. This seems so obvious, yet sometimes when we scroll through listings of properties, we get so surprised by the pictures that people publish.

There is this huge misconception going around. People seem to think that selling or renting a property is a very easy business. It may seem so, as there is a very high demand for properties in Ibiza, but doing well in the industry involves so many different factors and jobs done behind the scenes.

There’s no surprise that a listing with beautiful pictures attracts a lot more attention than one with poor quality, but do you know how to take great pictures of a home? To help you out, we’ve put together our 3 top tips to get stunning photos to sell or rent your Ibiza property.

Standing Out

Hire a professional photographer one of the most common mistakes when taking pictures is to think that a smartphone camera is enough. We strongly encourage you not to do that and hire a professional photographer with the right equipment. Professionally taken photos do stand out, and you will definitely see a return on your investment.

Prepare every room

Before you have the pictures done, make sure each room is clean, tidy, and appealing. If you sell properties a good way to make the properties look spotless is to hire a professional home staging. If you rent properties make sure to declutter the property from personal belongings and leave only the things that can appeal to your clients. Stuff that makes the space unique, or of high functionality.

Think about the light

Any professional photographer will tell you that nothing is better than natural sunlight, so try to schedule the photo session on a bright sunny day. Also, think about the hour, generally, noon is a good time to take pictures but take into account the location of the property and its orientation to the sun. It’s also a good idea to take some pictures of the exterior at night time – these photos can have very dramatic and lovely results, but the photographers need to know how to execute them properly.

There you have it! Now that you have some very impressive pictures to show home seekers, you are ready to sell/rent that home in record time!
